How to book a villa with us, and why direct is cheaper

The short version: message us your dates on WhatsApp, we confirm the villa is open and send the price, you pay half to lock it in and half on arrival. No platform account, no booking fees, no middleman. This page walks through the whole thing so there are no surprises.

Why booking direct costs less

When you book the same villa through Airbnb, the platform adds a service fee on top of the nightly rate, often somewhere around 14% to the guest. That money goes to Airbnb, not to the villa. Book with us directly and that fee simply isn't there. Same house, same beds, same beach, lower total. We'd rather pass that saving to you and talk to you directly than hand it to a platform.

Direct also means you're talking to the people who actually manage the villa. If the WiFi is slow in one room, or you want a cot, or you're not sure whether a place suits a family with a toddler, you ask us and get a straight answer before you pay, not a scripted reply through an app.

How to start

Message us on WhatsApp with three things: your dates, how many of you there are, and roughly what you're after (a pool, a sea view, walking distance to the beach, a quiet base for remote work). That's enough for us to point you at the right villa or two. If you already have a villa in mind from the site, send its name or code and we'll check the calendar.

You can also browse the villas on the site first. Each one has its own page with photos, the real WiFi situation, the deposit, and what's nearby. We try to describe them honestly, slow WiFi and all, so the place you arrive at matches the page you booked from.

What we'll send back

Once we confirm the dates are open, we send a quote that breaks down clearly:

• The nightly rate for your dates (prices change by season, so we quote your actual nights).
• The 5% discount applied automatically if you're staying 14 nights or more.
• The cleaning fee, where one applies.
• The refundable security deposit for that villa, paid on arrival and returned when you leave.
• A note that electricity is billed separately at 7 THB per unit, read from the meter, never folded into the nightly rate.

For longer stays we quote a monthly reference rate worked out as the daily rate times 30, minus 10%, subject to availability. If you're staying a month or more, see the monthly rentals guide for how that works.

Paying

We ask for 50% upfront to confirm the booking, and the other 50% on arrival. The upfront half can go by Wise, by USDT, or we'll sort the details over WhatsApp. The security deposit is separate and paid on arrival, not part of the upfront. The 3-night minimum applies to every villa.

The deposit comes back to you on departure once we've checked the villa and read the electric meter. Electricity for your stay is settled at the end against that meter reading, at 7 THB per unit.

After you book

We send directions and a check-in time, and our on-island team meets you at the villa to hand over keys and show you how things work. If you need a scooter, an airport-to-pier transfer, a cot, or a grocery run before you arrive, tell us in advance and we'll arrange what we can. We also file the TM.30 address notification that Thai immigration requires for guests, so that's one less thing on your plate.

A note on trust

Renting a villa direct from a small manager means you're trusting a person rather than a platform's guarantee, and that's a fair thing to be careful about. Look at the reviews on each villa's page, ask us anything before you pay, and start with the half-now-half-on-arrival terms that are standard for us. If something about a listing anywhere feels off, a price far below the rest of the market is the usual tell, slow down and ask questions. We're happy to get on a call.
