Monthly villa rentals on Koh Phangan: how it actually works
If you want to stay on Koh Phangan for a month or longer, the cheapest path is almost always a direct booking with a small operator on the island. Airbnb and Booking.com are good for picking somewhere new for a weekend. For a month, their fees and pricing logic stop making sense, and the people who actually live here mostly book elsewhere.
This page is the honest version of how monthly rentals work on the island, written by someone who runs around 40 of them. The math is a little boring but it matters, and the small print is where most of the surprises come from.
What "monthly" usually means here
Most operators on Koh Phangan, ourselves included, treat anything 28 nights or longer as a "monthly stay" for pricing purposes.
A few owners do longer-term unfurnished annual leases, but that's a different market. If you're looking for a six month furnished stay with monthly rent, the same monthly-rate logic still applies and most of us are happy to do quarterly or six-month bookings on those terms.
Depending on the periods the price will vary, it's not the same booking for 3 months during the High Season, than during the low. For yearly rents we take in consideration all the fluctuations on prices to find the correct balance, for the tenants and the owners.
Be careful as scams are everywhere, only book from people who can provide at a minimum of security. For us, we can show all the reviews in our Airbnb's and google maps, as an example.
How the price compares to a daily rate
For our villas the rough rule is:
Monthly rate = daily rate × 30 × 0.9
That's a 10% discount versus paying the daily rate for 30 nights. So a villa at 2,500 THB per night is around 67,500 THB for a month, instead of 75,000 THB at the day-by-day rate. We are always open to dialog to help everyone find their right place, money it's not everything.
The site shows daily rates by season. The monthly rate is calculated from whichever season your stay falls in. If you straddle a season boundary (say, mid-October into mid-November), the calculation blends the two. We'll quote you a flat monthly number on WhatsApp so you don't have to do the arithmetic.
There's also a 5% long-stay discount that kicks in at 14 nights and stacks on the daily rate. For stays of 28 nights or more, the monthly calculation above already builds in the larger 10% discount, so you don't double-stack. For stays of 14 to 27 nights, you get the 5%.
What's included, what isn't
Included in the monthly rate: - The villa itself, with whatever it comes with (private pool, kitchen, fast WiFi, AC in every room, all the linen and towels). - Weekly cleaning. Daily cleaning isn't standard on a long stay, but you can add it. - Pool maintenance and gardening, if the villa has them. - Trash collection.
Not included (everywhere on the island, not just our villas): - Electricity. This is the line item that catches first-time long-stayers off guard. Thai electricity is metered and billed at 7 THB per unit, settled when you check out. A 3 bedroom villa with the AC running constantly and a household of six can run 8,000 to 15,000 THB a month. A couple who runs the AC at night only and uses fans during the day is closer to 1,500 THB a month. Electricity is never bundled into the monthly rate. Anyone who tells you otherwise is rolling an estimate into the price and probably padding it. - The refundable security deposit, paid on arrival, returned on departure. - Imported groceries (Greenway, Tops Market) and your own meals out.
Why the monthly direct rate is usually better than Airbnb
A few reasons, in plain numbers:
Airbnb adds a guest service fee on top of the host price. For most listings on Phangan that's around 14% to 16% of the booking total. On a 67,500 THB monthly stay that's roughly 9,500 to 10,800 THB extra at checkout. Airbnb's monthly discount setting on long stays often partially absorbs this from the guest's perspective, but the listed nightly rate on Airbnb has to clear both the host's target and Airbnb's cut, so it tends to start higher. The way it usually shakes out: a direct monthly booking with us on the same villa is 10 to 20% cheaper than the same villa booked on Airbnb for the same dates.
The other practical reason is that we can be flexible with you. If you want to extend by a week, we can do it on a phone call. We can roll a damage repair into the next bill rather than charging your card. We can suggest a different villa next month if your favorite is taken. None of that works through a platform.
How to book a monthly stay
The fastest path is a message on WhatsApp with the dates, the size of your group, and what matters to you. Things that help us send you the right shortlist:
- One bedroom, two bedrooms, three bedrooms.
- Private pool or shared pool, if the difference matters to you.
- Sea view or jungle view, if the difference matters to you.
- Working remotely. If you'll be on Zoom calls during the day, tell us. A few of our villas have a real desk and the WiFi setup that makes a remote work month painless.
- Quiet vs. central. Some of our villas are 30 seconds from the road. Some are up the hill where you can hear the sea at night.
We'll send back two or three options with photos, the villa stub page link, and a flat monthly number. If one fits, we lock the dates with a 50% deposit by Wise, USDT, or WhatsApp confirmation. The remaining 50% is paid on arrival, in cash or transfer.
When to come for a long stay
The west coast (where most of our villas are) has its best weather from January through October. November and early December are the windier, occasionally rainy weeks. January through March are the most popular months and book up the earliest. April is hot but mostly sunny. The shoulder months either side of November (October and December) are often the best value: prices drop, the island is quieter, and the weather is usually fine apart from a handful of rainy days.
If your trip is open-ended and you can move, we usually have something available within a week or two of any given date outside of New Year and Songkran.
A short list of villas that work well for monthly stays
This is partial, not exhaustive. Send us your dates and we'll narrow further.
For a couple on a quiet writing or yoga month: Best Haad Yao Seaview Studio (V2) is a 50 sqm studio in Safe Haven with shared pool, fast WiFi, and a 12 sqm balcony. Compact and good value as a monthly base.
For a couple who want their own pool and more space: Sunset Horizon Villa (V27) sleeps two to four, three bedrooms, private pool, full kitchen.
For a small family: V5 is two bedrooms, sleeps four, two minutes walk to the beach in Haad Yao, with the golf-cart access for the steep driveway.
For a group of four to six staying together: V17 sleeps six in three bedrooms with a private pool, deck, and the full sunset.
For long-stay digital nomads who want to be near Sri Thanu's cafés and yoga: any of the Safe Haven Villas complex (V2, V5, V7A, V7B, V8 to V11) is a five minute walk to the morning cafés and the beach.
Common questions
Can I pay by month rather than upfront?
For one-month stays, the standard is 50% upfront and 50% on arrival. For three months or longer, we can split into smaller payments month by month. The deposit is paid on the first arrival.
What if I need to extend my stay mid-trip?
Easiest thing in the world if the villa is open. Send us a message a week or two ahead. If your villa is booked after your dates, we'll move you to another one nearby for the extension.
What if something breaks during my stay?
Send us a photo on WhatsApp. The maintenance team is on island and can usually be at the villa within a few hours. The honest version: things break in tropical climates more than they do in temperate ones. We do our best to fix fast and not charge for normal wear.
Is the WiFi good enough to work from?
Yes. Every villa has fiber and a router that handles a household of devices plus a Zoom call. If you're a developer pushing large repos or an editor moving 50 GB of footage, tell us in advance and we'll point you at the villas with the best uplink.
What about during the Full Moon Party?
We host on the west coast, an hour from Haad Rin where the party happens. You can hear nothing at our villas. If you don't want to be on the island during the party at all, the calendar dates are public and you can plan around them.
