Sea view villas in Haad Yao: the ones with a real view

Haad Yao faces west, so on a clear evening the sun drops straight into the strait with Koh Ma island sitting out in front of it. That's the whole appeal of a sea view here, and most of the villas we manage in Haad Yao are built up the slope to catch it. This page lists the ones with a genuine view of the water, grouped by size, with honest notes on what "sea view" actually means at each.

One thing up front, because it matters. A sea view in Haad Yao usually means looking down over the bay from a balcony, not stepping straight onto the sand. The villas sit on the hillside above the beach, a few minutes' walk or a short golf-cart or scooter ride down. If you want to be on the beach itself, say so when you message and I'll be straight about what's possible.

Three-bedroom villas with a view (families and groups)

These suit a family or a group of friends who want bedrooms for everyone and a balcony to share at sunset.

Villa Rivine (V17) looks over Haad Yao beach and bay, about four minutes' walk to the sand. Three bedrooms, sea views, a shared sea-view pool, a hot tub, and a proper workspace. It's the most complete of the larger places if you want the view and the pool together.

Sunset Horizon Villa (V27) has a 20 square meter sea-facing balcony above the beach and is built around the evening light. I'll be honest that the ocean view is partial rather than full-width, and there's no pool here, so it's for people who care more about the balcony and the sunset than about swimming at the villa. Three bedrooms, two bathrooms.

Blue Horizon Villa (V32A) sits in the middle of Haad Yao with a sea-view balcony and good sunsets. Three bedrooms, a bathtub, fast WiFi, parking. Shared pool as well, and a short walk to the beach and the cafés. Its sister Blue Horizon Villa (V32B) is the same idea, also three bedrooms with sea views from the balcony.

Villa Narkis (V36B) is a three-bedroom apartment with a wide sea-view balcony, a shared pool, and parking, about five minutes from the beach and the 7/11.

One and two-bedroom places with a view (couples and small families)

Sea Breeze Home (V5) is a two-bedroom with strong sea views, two minutes' walk from the beach. There's a golf cart to get up and down the slope, and a bar set up for breakfast with the view. Shared pool.

Sunset Dreams (V26) is a two-bedroom with a sea view from the balcony, an ensuite master, a sofa bed for extra guests, and pool access. Close to restaurants and the 7/11.

Boho Resort Apartment (V20B) gives you a panoramic sea view from a large private balcony, a bright living room, and access to the resort's deep panoramic-view pool. Two bedrooms, good for a couple who want a little extra room.

Beautiful Jungle House (V7A) has panoramic views of both mountains and sea from every window, a five-minute walk to the beach, and shared pool access. One bedroom plus a sofa bed, built for couples or remote workers.

Studios with a sea view (couples, longer stays)

Best Haad Yao Seaview Studio (V2) is a renovated 50 square meter studio with sea views, a 12 square meter balcony, fast fiber WiFi, and access to a pool that also looks over the water. A short walk to the beach.

Panoramic Seaview House (V7B) is a studio with panoramic sea views, a separate living room, a full kitchen, and shared pool, five minutes' walk to the beach. Good for a couple on a longer stay.

The Plenty Bungalows (V8, V9, V10, V11) are cosy studios in the Safe Haven complex, each with sea views, a balcony, and shared pool, a short walk from the sand. They're the simplest and most affordable way to get a sea view in Haad Yao.

Blue Sky Seaview House (TA) is a two-bedroom house with a sea view, an office, and a green garden, very central in Haad Yao and a short walk from restaurants, the 7/11, and the beach. No pool, no direct neighbors.

How to pick

If you want the view and a place to swim at the villa, look at V17 or the places with shared pool access (V5, V26, V20B, V32A, V36B). If the balcony and the sunset matter most and a pool at the villa doesn't, V27 is the no-pool option built around the view. For a couple on a longer stay watching the budget, the studios (V2, V7B, the Plenty Bungalows) get you the same view for less.
